How to Use the Property Investment Analyzer:

Add a Property: Click “Add Property” to create a new property card at the top of the list.

Import Data from Redfin:

• Copy property details from a Redfin listing.
• Paste the data into “Paste Redfin Data” on the property card.
• Click “Parse Redfin Data” to auto-fill the information.

Review and Edit Details: Check the auto-filled fields for accuracy. Edit the Address, Purchase Price, and Unit Rents as needed.

Adjust Financial Inputs: Modify the Interest Rate, Down Payment, Expected Appreciation, Property Tax Rate, and Monthly Utilities to match your assumptions.

View Metrics: The app calculates key metrics like Monthly Cash Flow, ROI, Cap Rate, NOI, and Total Return. Review these in the Metrics section.

Compare Properties: Use the Property Ranking table to compare properties based on ROI and total return.

Export/Import Data: Click “Export CSV” to save your data or “Import CSV” to load existing data.

Delete a Property: Use the “Delete” button on a property card to remove it from the analysis.
